Our
goal is to expose your home to as many qualified Buyers as possible.
We will achieve this through the use of a proven Media plan,
professional Information Packages, and proper Remuneration.
Media Plan
List property on MLS (Multiple Listing Service) including www.mls.ca & www.realtorlink.ca (a Realtor only site) websites and MLS catalog. This is the single most important resource, 49% of buyers first become aware of a property through a Realtor®, and therefore we must enlist their help by fully co-operating with them.
List property on Coast Realty website www.coastrealty.com complete with 8 photos and description. There are over 4.5 million hits per month counted on this website alone. 24% of the buyers became aware of the property they purchased through the Internet.
List property on personal website www.bernierealestate.com complete with 8 photos and description.
Link with www.jurock.com Ozzie Jurock is a real-estate guru based in Vancouver that has a weekly radio show about real-estate investment, and holds investment seminars.
Have FULL SCREEN virtual tours done of the property and home. These tours will be accessible from all web sites & links.
Advertise in the Nanaimo Daily News, a weekly Real Estate flyer delivered to most Nanaimo residence. Ads would run every second week.
Advertise in the Harbour City Star, a monthly publication with a greater distribution up and down the island and some mainland outlets.
Proper placement of a recognizable sign normally accounts for 14% or more of all leads generated
Information Packages
Professional information packages will be made up. They should include items such as: feature sheet with photos, site plans, floor plans (if available), disclosure statement, and description of the benefits of the life style.
Distribute feature sheets to all Realtors® in the Nanaimo area. Re-distribute as required for memory jogger purposes.
Remuneration
Realtor® cooperation is key to the quick and successful sale of your property. It is felt that commission levels are the major motivating factor for commissioned salespeople. With this in mind we recommend a commission rate of 7% on the first $100,000 and 3% on the remainder. Commissions will be split 50% each between Listing and Selling agents. We would request a listing period of 3 months.
Handling The Offer...
Once
an offer is generated we will review it with you and ensure it is an
enforceable contract, plus handle the negotiations to get the highest
and best deal for your property. We will forward any required
document to the Buyers agent and confirm that all contingencies on
the contract are completed.
Finalizing The Closing...
After
all subjects are removed from the offer documents are forwarded to
your Lawyer or Notary. Now it’s time to get packing and prepare for
your moving day. Moving day is stressful especially if you are moving
into another previously occupied property, however with a bit
planning and our help on timing issues, we will try to make the
experience a pleasant one. At this time we would also like to make
you part of our Preferred Client program, and make ourselves
available for your future real estate needs or questions.
In Conclusion....
Selling
your property will require co-operation between, us as listing
agents, various selling agents, and yourself. Access to your home
will be requested for various times of the day, sometimes on short
notice. The sale may come quickly or it may become a lengthy
